Triovest Revitalizes Industrial Space with Mixed-Use Redevelopment

Waterloo Corporate Campus, Waterloo, Ontario

Our client owned a 40-acre site with an empty industrial building. They engaged Triovest to manage the property and help maximize its productivity and investment performance. After researching local market conditions, we identified an opportunity and created a strategic plan for redeveloping the site into an attractive mixed-use, office and retail property. $63 million was committed to a phased 249,000 square foot (sf) redevelopment project with an anticipated 9% development yield. In Phase 1, the vacated industrial space was transformed into two loft offices, totalling 120,000 sf, and more than 42,000 sf is already leased. A 50,000 sf Sobeys is being built and the finished plan includes an additional 79,000 sf of retail and service space.
